Surfaces  /  Mold Remediation

Mold isn't the problem. It's the sign of one.

Wiping it away and repainting only buys a few weeks. We find the moisture feeding it, remove the mold safely, and confirm the result, so it doesn't come back.

First, the calm version

If you've found mold, take a breath. It's manageable.

Most mold in Dubai homes comes down to one thing: moisture that has nowhere to go: a slow leak, condensation, or a cooling system working against the climate. It's common, and it's fixable. Some exposure can irritate the airways, especially for anyone with allergies or asthma, so it's worth handling properly rather than ignoring, but the right response is a measured one, not a panicked one. If anyone in the home has health symptoms they're worried about, that's a conversation for a doctor; what we handle is the building.

Why most mold comes back

Spraying the surface treats the stain. We treat the cause.

The quick fix

  • Bleach or spray on the visible patch, then a coat of paint over it.
  • No search for where the moisture is coming from, so it keeps coming.
  • Spores disturbed and spread through the air during cleaning, with no containment.
  • "Gone" because you can't see it, until it returns in the same spot weeks later.

The Saniservice method

  • A moisture investigation first: meters and infrared cameras find the source, including behind walls.
  • The area sealed and put under HEPA-filtered negative pressure so spores can't spread.
  • Mold removed, surfaces treated with DM-approved agents, and the moisture source corrected.
  • Clearance testing through our in-house lab confirms the air and surfaces are actually clear.

Who actually turns up

A mold problem is a building-science problem. We send building scientists.

Mold sits where moisture, materials and air movement meet, which is why a single trade rarely solves it. Our team is built for the whole picture.

i.

Microbiologists & indoor scientists

To identify what's growing and verify, through the lab, that remediation has actually worked, rather than taking it on faith.

ii.

Structural & HVAC engineers

Because the moisture source is often a leak, a cold bridge, or a cooling system creating condensation, the building, not the surface.

iii.

Certified remediation specialists

The UAE's only IAC2-certified mold team, working to the IICRC S520 standard, the international benchmark for mold remediation rather than improvised methods.

iv.

Eco-friendly by default

DM-approved methods, with optional CO₂-based disinfection and plant- and mineral-based agents, effective treatment that's gentle on an occupied home.

The sequence

Find it, contain it, remove it, then prove it's gone.

A proper remediation follows a controlled order. Be wary of anyone who skips straight to removal without first finding the source.

i

Inspect & find the source

We assess the building envelope, plumbing, HVAC and surfaces, using moisture meters and infrared cameras to locate hidden damp behind walls and under floors, the thing actually feeding the mold.

ii

Contain the area

The affected space is sealed with barriers and held under HEPA-filtered negative pressure, with air scrubbers running, so spores aren't dispersed through the rest of the property during the work.

iii

Remove & treat

Mold is removed from affected materials and surfaces are disinfected with Dubai Municipality-approved agents. Where materials are too far gone, they're removed rather than salvaged.

iv

Dry, restore & correct the cause

Industrial drying removes residual moisture, affected structures are restored, and the underlying source: the leak, the condensation, the ventilation gap, is corrected so it doesn't recur.

v

Confirm with clearance testing

Air and surface samples are analysed in our in-house laboratory to verify the space is genuinely clear. You get a documented result, not just a reassurance. Where a molecular picture helps, our ERMI analysis identifies the specific species present, from common Aspergillus to Stachybotrys, so the treatment and the clearance are matched to what is actually there.

Where this connects

Mold is rarely only mold.

When you want certainty

Indoor air quality testing

If you want to know what's in the air before and after, or you're acting on a health concern and need evidence, our Indoor Sciences division offers ERMI molecular analysis and lab-backed air testing, the deepest diagnostic we have.

AC cleaning & moisture control

Cooling systems are a common origin of the condensation that feeds mold. Cleaning and correcting the HVAC often addresses the cause at its root, not just the symptom on the wall.

Common questions

Questions people ask before booking.

I've found mold, how worried should I be?

It's common in Dubai and it's manageable. Most mold comes down to moisture with nowhere to go: a leak, condensation, or a cooling system working against the climate. Some exposure can irritate the airways, especially for anyone with allergies or asthma, so it's worth handling properly. If anyone in the home has health symptoms they're worried about, that's a conversation for a doctor; what we handle is the building.

Why does mold keep coming back after I clean it?

Because cleaning the surface treats the stain, not the cause. If the moisture feeding the mold isn't found and corrected, it returns. Our first step is always to locate the moisture source, using meters and infrared cameras, including behind walls, so the fix actually lasts.

What does professional remediation involve?

A controlled sequence: inspect and find the source, contain the area under HEPA-filtered negative pressure so spores can't spread, remove the mold and treat surfaces with approved agents, dry and restore, correct the underlying cause, and finally confirm the space is clear with lab clearance testing. Be wary of anyone who skips straight to removal without finding the source first.

Who actually carries out the work?

We're the UAE's only IAC2-certified mold team, combining microbiologists, indoor scientists, and structural and HVAC engineers, because a mold problem sits where moisture, materials and air movement meet, and rarely has a single-trade fix.

Are the products safe for my home?

Yes. We use Dubai Municipality-approved methods, with optional eco-friendly protocols including CO₂-based disinfection and plant- and mineral-based agents: effective treatment that's gentle on an occupied home.

Can you confirm the mold is actually gone?

Yes. Air and surface samples are analysed in our in-house laboratory after the work, so you get a documented clearance result rather than just a reassurance.

How quickly can you respond to an urgent mold problem?

For urgent or spreading situations, call our mold line, 800-MOLDS, during office hours (8am to 6pm) and we'll prioritise the inspection.

What is the difference between mold remediation and mold removal?

Removal takes away what you can see. Remediation deals with the whole problem: it finds the moisture source, contains the area so spores do not spread, removes and treats the affected material, dries and corrects the cause, and confirms the result. You can remove mold and still have it return within weeks. Remediation is what stops it coming back.

How long does mold remediation take?

It depends on the size and the cause. A small, contained patch is often a day or two. A larger area, or one where moisture has moved into the structure, can take several days to a couple of weeks, since the material has to be dried and the source corrected properly before we close it out. We give you a clear timeline after the inspection, not before.

What affects the cost of mold remediation?

The size of the affected area, how far the moisture has traveled, the material involved, and whether the source needs structural or HVAC correction. We do not quote a figure before seeing the site, because a fair price depends on what is actually there. The inspection tells us, and you, exactly what the work involves.

Can I clean mold myself, or do I need professionals?

A small surface patch, about a square meter or less on a hard surface, can often be cleaned safely yourself, as long as you also fix what caused the moisture. Beyond that, or where it is spreading, hidden, or tied to a leak or an HVAC issue, disturbing it without containment can move spores through the home. That is where professional containment and source correction matter.

Do you test for mold before remediation?

Where it helps, yes. Visible mold does not always need a lab test to confirm it is there, but testing is valuable when the extent is unclear, when it is hidden, or when you want a molecular picture of what is present. Our own laboratory and ERMI analysis let us identify the species and confirm the result, rather than guessing.

How do I keep mold from coming back after remediation?

Mold returns when moisture returns, so the lasting fix is control of humidity and leaks, not repeated cleaning. We correct the source as part of the work, and we point out the conditions to watch, condensation on cool surfaces, poor drainage, HVAC moisture, so the environment stays inhospitable to it.

Do you handle mold in commercial buildings and offices?

Yes. We remediate mold in offices, retail, hospitality and other commercial buildings across Dubai and the UAE, and we scale the containment, drying and clearance testing to the size and use of the space, not just to single rooms.

The honest place to start

Let us find the source first, then tell you what it actually needs.
