Dubai's termites are not the ones you may know from wooden houses abroad. The species recorded across the Emirates in the published survey record are subterranean: they nest in the soil, not in the structure, and they reach your villa through pencil-thin mud galleries built up foundations, wall cavities, and service penetrations. The colony you never see can number in the hundreds of thousands. What you eventually see, blistered parquet, hollow door frames, a fine line of soil climbing a wall, is the late stage of a process that began underground months or years earlier.
In an arid climate, a subterranean colony survives on one thing: moisture. Left to the desert, it struggles. Given a modern villa, it thrives, because the villa supplies everything the desert withholds. Irrigated landscaping against the facade. Planters holding damp soil to the wall. Air-conditioning condensate lines. Pool surrounds. A slow plumbing leak under a slab. Every one of these is an artificial oasis, and the colony follows it home.
This is why we treat termites differently from every other pest, and differently from every other pest control company. A termite infestation in a Dubai villa is almost always a moisture event first and an insect event second. The UAE's structurally significant termites, sometimes called white ants, are subterranean species, including Heterotermes, Microcerotermes, and Psammotermes, the sand termite. Drywood termites can occasionally arrive in imported timber and furniture, and the treatment for them is entirely different, which is one more reason the diagnosis must come before the treatment.

The Doctor examines the villa and its surroundings: the interior timber, the perimeter, the garden, the moisture sources. Using Termatrac detection technology, he locates termite activity through walls and finishes without drilling a single hole. The diagnosis identifies the species, maps the activity, and, critically, finds the source: the moisture and entry conditions that made the infestation possible.
The Doctor issues a written prescription: a tailor-made eradication and control protocol specifying the minimum effective intervention for this villa, this species, this source. Not a package. Not a standard spray. A document, with findings, an activity and source map, the prescribed treatment, and the follow-up schedule.
Our Dubai Municipality licensed technicians execute the Doctor's protocol precisely, using municipality-approved products in the smallest quantities the prescription allows. The treatment targets the colony and its access routes at the source, and the source conditions are addressed so the cure holds.
Treatment ends. Care does not. The Doctor follows his patient the way a physician does after a serious condition: reviews are frequent at first, then spaced further apart as the all-clear is confirmed, visit by documented visit. A termite colony's greatest defence is that it works out of sight, inside timber and behind finishes. The traditional way to confirm activity is to drill or break into the suspected area, which means damaging a villa in order to find out whether it is being damaged.
We use Termatrac, a detection instrument that reads termite movement through walls, floors, and timber without drilling, probing, or marking a surface. Combined with moisture readings and the Doctor's physical examination, mud galleries, hollow-sounding timber, discarded swarmer wings, frass, it produces something the market rarely offers: evidence before treatment.
That evidence goes into the prescription. You see what the Doctor found, where he found it, and why the protocol prescribes what it does. Other companies show you a price. We show you the findings.
Every protocol is written for the villa in front of us, but the prescriptions draw on a defined set of proven approaches. The Doctor's job is to select and combine them, at the minimum effective dose.
What the market calls anti termite treatment. For active subterranean pressure from the garden and surrounding soil, a continuous treated barrier is established around the villa's foundations, closing the routes between the colony and the structure. Municipality-approved termiticides, applied by licensed technicians to the Doctor's specification.
Where activity is confirmed inside, in door frames, skirting, built-in joinery, the treatment is delivered directly into the galleries at the point of activity. Precise, minimal, and confined to where the evidence says it belongs.
Where the prescription calls for colony elimination rather than exclusion, a professionally monitored Sentricon baiting system is installed and reviewed on a schedule, working with termite biology to reach the colony itself.
The stage most companies skip, and the one that makes the others last. The conditions that invited the colony, condensate discharge, irrigation against the facade, a concealed leak, are identified in the diagnosis and addressed as part of the protocol, drawing on Saniservice's water and surfaces divisions where needed.

Our treatments carry a written warranty: three years for interior-only treatment, five years when the villa is treated inside and out. If termites return within the warranty period, retreatment is on us.
But be honest with yourself about what a warranty is. It is a promise of free retreatment, and no owner actually wants the retreatment, free or not. What an owner wants is the quiet certainty that it is handled, this year and every year after.
